The KESQ TV property serves as the recording studios and broadcast
headquarters for KESQ TV (the Coachella Valley's exclusive ABC affiliate),
KDFX-Fox 11 (the Fox Affiliate), KUNA-TV (the Telemundo affiliate), two
other cable stations, as well as two radio stations including KUNA-FM, the
most popular station in the Coachella Valley.

The facility is a 31,428 square foot, two story, reinforced concrete block
building. It is improved with 79% office space, 21% warehouse space used as
recording studios, and covered parking. This property is located in Palm
Desert's centrally located, premier Cook Street Business Park Area with
convenient access to both Interstate 10 and Hwy 111. It was constructed in
1991 as a 17,000 square foot office building, which was leased during
construction to Gulf-California Broadcast Company dba KESQ TV. In 1996 New
Press & Gazette Company (NP&G) acquired Gulf-California Broadcast Company
as a wholly owned subsidiary, and NP&G assumed the lease. In 1998, NP&G
executed a 15 year lease extension to include an 11,957 square foot
expansion of the existing building. NP&G has invested a large amount of
capital into the high tech equipment and the related infrastructure and
tenant improvements that provide this property with the state of the art
technology required for this unique use. This significant capital
investment by the tenant provides an investor the added security of the
tenant's vested interest in the property, which strengthens the strong
probability that NP&G will continue their occupancy through and potentially
beyond the option periods.
