400 Keystone Industrial Park is a 408,061 SF industrial building located at exit 55 of I-81 in Throop, PA. It has immediate access to I-81 and is minutes from I-476, I-84, and I-380. Dates of construction are 1963/1966/1968 and the building was renovated in 1997 and 2000. The building consists of 377,321 SF of warehouse space on one level and 30,740 SF of office space on two floors. The office area is fully air conditioned with a lobby/reception area, general offices, private and executive offices, conference rooms, training rooms, first aid area and employee cafeteria. The office facilities are located in the northwest corner of the building.

Truck loading on the south wall contains 15 dock high loading doors, 15 dock seals & load levelers and 1 interior truck well. Truck loading on the north wall contains 520' x 25' loading bay, 10 dock high loading doors, 10 dock seal & load levelers and is expandable up to 35 docks. The east wall contains 2 overhead doors (10' x 12' each). The warehouse ceiling height is 32'0" clear. New ESFR sprinkler system has been installed in the building.

The property contains approximately 35.5 acres and is zoned M1- industrial. The truck courts are fully fenced and lighted. The parking lots accommodate up to 625+/- cars. Rail is also possible - previously served by Conrail.

Construction material is combination of masonry and insulated steel panel perimeter walls around a structural steel skeleton. The roof is a modified Bituminous/Rubber membrane roof over an insulated deck. The building has 6: reinforced concrete floors.

Warehouse lighting is 400Watt sodium vapor, fluorescent and metal halide fixtures. Warehouse is heated by hot water ceiling suspended unit blowers and gas fired unit heaters. Electricity is supplied by PP&L, 15,500 KV Primary, 480V, 3 phase. Bass duct throughout the building. Water is supplied by PA Gas & Water Company, 24" main and 16" & 10" supply lines. The sewer is supplied by Dunmore Sewer Authority, 24" main. Gas is supplied by PA Gas & Water Company, 6" main.

Taxes (1998): Borough of Throop was $12,112.93; Borough of Dunmore: $82,729.30; Total estimated taxes: $.24/SF/yr.

May 2000: Building sold to Insight Real Estate for approximately $6.2 million. Joseph McDermott of CB Richard Ellis represented the seller.
