Known as Belmar, 7200 W Alameda Avenue represents a comprehensive redevelopment of the former Villa Italia Shopping Center site at the intersection of Wadsworth Boulevard and Alameda Avenue in Lakewood. The project entails the transformation of an enclosed regional mall site into 19 city blocks (105 acres) offering a vibrant mix of office, retail, hotel, and residential uses, complemented by four acres of urban parks and over 9,000 parking spaces (structured and surface, all free). There is a 16-screen Century Cinemas theater complex, an expanded and updated King Soopers grocery store, and a Galyan's Sporting Goods store.

Belmar's office component consists of both traditional free-standing buildings and more urban-oriented floor plates situated above ground-level retail space at the heart of the project. Belmar's first phase includes approximately 180,000 rentable square feet of Class "A" office space. Highlights of Belmar's office component are as follows: office space situated in an urban, mixed-use environment similar to LoDo or Cherry Creek North. There is raised flooring throughout all newly constructed office space, allowing for under-floor utility distribution and "Plug & Play" voice and data connectivity. Belmar has state-of-the-art mechanical and electrical systems that maximize comfort and energy efficiency; abundant electrical capacity (eight watts per rentable square foot for tenants' use). The floor plate sizes range from 15,000 to 50,000 RSF are designed to accommodate various users. Belmar has a generous parking ratio of 4.5 parking spaces per 1,000 RSF, and there is a negotiable tenant improvement allowance.


In 2005, this building was awarded LEED certification at the Silver level by the U.S. Green Building Council.
