Belmar's first phase includes approximately 180,000 rentable square feet of Class "A" office space. Highlights of Belmar's office component are as follows: office space situated in an urban, mixed-use environment similar to LoDo or Cherry Creek North. There is raised flooring throughout all newly constructed office space, allowing for under-floor utility distribution and "Plug & Play" voice and data connectivity. Belmar has state-of-the-art mechanical and electrical systems that maximize comfort and energy efficiency; abundant electrical capacity (eight watts per rentable square foot for tenants' use). The floor plate sizes range from 15,000 to 50,000 RSF are designed to accommodate various users. Belmar has a generous parking ratio of 4.5 parking spaces per 1,000 RSF, and there is a negotiable tenant improvement allowance.
In 2005, this building was awarded LEED certification at the Silver level by the U.S. Green Building Council.
