Across the street from the Passaic County Courthouse in Paterson NJ at the intersection of Main, Ward, Clark and Smith now stands the Center City Mall - The new Retail and Entertainment Heart of Paterson’s Historic Downtown.
Center City consists of 320,000 square feet of retail, entertainment and restaurants complimented by a state of the art 650 space underground parking facility. Across on Smith Street, development on an additional 8,000 square feet of office space on two stories; and 220 residential market rate units located on 12 stories complete with modern amenities will further define the surrounding area. The Fabian 8 Cinema, an 8-Plex Cinema and Space Port, a 35,000sf Family Entertainment Center are integrated within the development. The retail and entertainment portions are now open, with the office and residential sections to follow in 2010. The opportunity to live, work, play isn't the only amenity offered to residents and visitors of Center City. Visitors benefit from the validated parking and easy access at the end of the exit ramp (57B) from Interstate 80. Tourists attracted to the area because of the 70-foot Great Falls in Paterson will also have the opportunity to visit the nearby Center City, thus boosting the local economy even more.

The project's design lends a lot to the development and the neighborhood as a whole. The objective was to capture an already vibrant pedestrian streetscape and integrate it within the center of the building topped by a 90-foot glass dome that was inspired by the Galleria in Milan, Italy. The Atrium Dome serves as a beacon of light attracting visitors to the site through the LED lighting whose colors change based on the holiday. The design of the building exemplifies the power of downtown on a major scale.

One of the most important components of the Mall is its state of the art parking facility. Underneath the visible structure are 650+ parking spaces with soaring ceiling heights, clear signage, all within a well lit environment with attendants on hand. In total, both levels of the underground parking garage constitute an area of approximately 5 acres, situated in a non-obstructed rectangle with wide lanes, making it very easy for vehicles to maneuver. The addition of flat screen media technology promises to keep patrons entertained and informed of upcoming events within the Mall. Proudly, the Mall is the second in the Nation to have these sophisticated touch screen way-finding screens complete with Mall directory, movies, and advertising.
