The subject property is commercially zoned and is strategically located in the Webster Square area of the City of Worcester. It consists of 29,286 sq. ft. (0.67 acres) and has 217 feet of frontage along Main Street and is constrained by Curtis street in the rear with an additional 277 feet of curved property line, tracing Curtis’ Street soft bend. (See plot plan).
The single 6,196 sq. ft. building located on the premises has been sub-divided and the rear side is currently used as an auto repair/state inspection station, auto dealership, and auto detailing and also has an office. These businesses have all been owned and operated by the same individual and his family. Additionally, there are 1850 square feet of unused retail rental space in the front of the building along Main St.
Although no 21E has been conducted on the premises, a thorough investigation was conducted by Loitherstein Environmental Engineering (LEEI) in the Summer of 2007, contingent on the current owner’s offer to purchase. The study concluded the following: “LEEI is of the opinion that recognized environmental conditions, as defined in ASTM Designation E 1527-05, were not identified at the Site. Based on our findings, LEEI recommends no additional assessment at the Site at this time.”

Since occupying the property, the owner has been a registered Small Quantity Generator of hazardous waste and all waste has been collected, manifested and properly removed or recycled off-site. Hence, there is no reason to believe that the findings from the 2007 report would be any different if the study were to be conducted today.
The commercial neighbors constitute a vibrant mix that assures excellent traffic and maximum exposure. Data independently collected from February of this year showed a traffic count of approximately 22,000 vehicles per day.
Some of the better known neighbors are: Sovereign Bank, Burger King, Pizza Hut, Moe’s Southwest Grille, Enterprise Rent-a-Car, Meineke Car Care, Hess Gas Station, Mobil Gas Station and Speed Zone Motor Sports.
Due to the fact that the property lines lie along 2-way streets located along the front and rear, it is an ideal setting for any type of business that would entail drive-thru services such as a fast-food restaurant, coffee shop, pharmacy or bank, to name a few examples. Additionally, there is ample space for customer parking for a convenience store or gas station.
Visibility is second to none. As far west as the Burger King located west of the intersections of Park Ave. and Main St, you can clearly see the subject property (White Building on right – See “View from West”). The same degree of visibility is evident when coming from the east (White building on left – See “View from the East”). Additionally, although not quite as advantageous, there are numerous line of site opportunities while heading southwest on Parke Ave. , before reaching Main St.
The current asking price for the property, including the operating businesses is $900,000. However, this includes all the State Inspection equipment (valued at $150,000), licenses and other such tools and inventory. The owner recognizes that if the property is to be purchased for an alternative business that requires razing of the existing structure, all such equipment and inventories would be sold separately and a different price point would need to be negotiated.
