Pueblo Shopping Center is a community shopping center, consisting of approximately 106,230 square feet, located in Pueblo, Colorado. Pueblo is a community of approximately 104,000 and is considered the economic and cultural hub of southern Colorado. Pueblo Shopping Center is anchored by a 50,937 square foot King Soopers Grocery Store. King Soopers is a wholly owned subsidiary of the Kroger Company, it is the dominant grocer in Colorado.

The Pueblo Shopping Center is situated on approximately 12.9 acres of land adjacent to the Pueblo Mall and approximately 200 feet east of Interstate 25. The subject property, which consists of 4 buildings, was built in 1976 of concrete block construction. The buildings surround the parking lot of approximately 620 spaces. Full turn access is provided by the signalized intersection of Hart Road and 29th Street, as well as a right inright out on 29th Street just east of the intersection.

The property is approximately 83% leased by 15 tenants, there are 6 vacant spaces ranging from 1,180 square feet to 8,000 square feet. The tenants consist of a mix of national and local tenants including King Soopers, Greenbacks, Countrywide Home Loans, H & R Block and Sally Beauty Supply. In-place rents, excluding King Soopers range from $7.25 per square foot to $16.00 per square foot NNN with an average of $11.00/SF. The King Soopers lease expires in October 2006, there are four 5-year options. Considering that there have been discussions as to where to build a fueling station, there seems to be a high liklihood of an extension.
