Hartman Management, the management company for both public and private Hartman sponsored programs, draws its strength from three principal divisions; acquisitions, leasing, and property management. Each division works in tandem with the others to provide superior investment results for investors. Hartman's 85 employees strive to give maximum effort each day in order to increase shareholders' equity. A brief synopsis of each department follows.

Acquisitions
The Acquisitions department, headed by John Crossin, maintains an extensive screening and evaluation process of potential targets. It is not uncommon for this department to review as many as 100 properties before a single one is selected as an acquisition candidate. This pipeline of "prospects" is kept full by maintaining an active acquisition department that continuously interacts with brokers and property owners. Hundreds of properties are reviewed and analyzed each year and commercial brokers are updated regularly through a series on informational mailings and faxes. Hartman Management maintains significant cash positions and has the ability to move quickly when financial criteria for an acquisition are favorable for investors.

Leasing
Hartman Management maintains its own in-house leasing team. Our staff has developed a proprietary leasing strategy, which has delivered consistent and powerful results over the years. Our method combines aggressive marketing techniques with personalized service and attention. This multi pronged process includes:

Targeted telemarketing
Canvassing door-to-door in the vicinity
Monthly mailings to outside brokers
On-Site broker parties
Mailers and calls to businesses in the area
Signage
Targeted leasing agents that lease properties closest to our properties

Once a potential tenant has been identified, Hartman's team of seasoned experts takes the necessary steps to insure that a favorable lease is negotiated and completed. By aggressively marketing to so many potential tenants, Hartman Management has the ability to be quite selective on signing up tenants. We believe that Hartman signs more leases than any other Houston based property management company.

Property Management
Hartman Management demands maximum effort from its property management team in order to deliver personalized service to our tenants. Valarie King who oversees a staff of seasoned and successful professionals heads our team of property managers. Valarie and her staff have been able to maintain low attrition levels by creating loyalty among tenants through monthly face-to-face meetings. Tenants' needs are met in a timely manner due to our "customer service" focus, and as a result, tenant retention rates remain high.

Houston is the fourth largest city in the United States. Its metropolitan area encompasses more than 7,500 square miles and has a population of approximately 3.7 million.
