Mr. D''Angelo has 22 years of Commercial Real Estate experience in Colorado and California and has been involved in more than 350 transactions valued in excess of $500 million. His extensive background and success as an Industrial and Land broker as well as his development experience provides a unique perspective to the industry.
Experience After a productive 15 year brokerage career, Mr. D''Angelo joined Fuller and Company as Vice President and Sales Manager in 1997. In 1998 he was appointed Executive Vice President Brokerage and assumed the responsibility for all commercial real estate activities. In February 2000, Tim elected to resume his position as a Senior Vice President in the Industrial division at Fuller and Company. During his brokerage career, Tim has been involved in excess of 350 transactions including 3,500 acres of land and 7,000,000 square feet of buildings valued at more than $500,000,000. He has the distinction of finishing in the top 20 for all producers nationwide for Grubb & Ellis Company in 1990. After relocating to the Denver area in 1994, Tim established himself through the notable representation of Majestic Realty in their acquisition of the 800-acre Majestic Commercenter near DIA, Koll Development Company in the development of the 280,000 square foot Koll Centennial Center, and Lowe''''s Companies with their 1,000,000 square foot Rocky Mountain Regional Distribution Center. Prior to pursuing the brokerage business, Tim began his real estate career with Southern Pacific Railroad in Los Angeles and moved up the ranks in their Real Estate Development group where he was responsible as project manager for 10 industrial parks comprising 2,000 acres. The Great Western Industrial Park, is a 2,300 acre master planned industrial development located 3 miles south of Fort Collins just east of I-25 in Windsor, CO. To date, twelve companies have invested a combined $757 million in vertical construction and purchased a combined 310 acres in the Great Western Industrial Park. Our sister company, The Great Western Railway serves the Great Western Industrial park providing daily rail service to both the Burlington Northern & Santa Fe and Union Pacific railroads. · Build-to-Suit & Financing Options. Our BTS program focuses on midsized to large industrial companies and we generally construct industrial buildings from 20,000 square feet to 500,000 square feet. · Power: The Great Western Park has multiple electricity providers, Xcel Energy, as well as, Poudre Valley Rural Electric Association (PVREA). Because the park was designed for heavy power users, there is a large substation onsite with up to 100 megawatts of capacity. Additionally, the park has a 230 KV Xcel Energy transmission line, as well as, a 115 KV PVREA transmission line running through the park. Natural gas is prevalent in the park and available in both high and pound medium pressure from either Xcel or Atmos Energy

Furthermore, Great Western and its affiliates are one of the largest owners of water rights in the area and can provide a solution for prospective water users.

· Location. Great Western is ideally situated because of its proximity to the main travel corridors in Northern Colorado. The industrial park is directly adjacent to State Highway 257, within 2 miles of State Highway 34, within 9 miles of US Highway 85 and within 5 miles of Interstate 25.
