Scope of Service Experience Provide and apply stategic analysis to the development and/or acquisition of real estate. The purpose of the stategy, analysis and decision process is to balance projected returns against defined, measured, evaluated and acceptable risk. Once acquired NAI offers experienced property management to continue the dynamic wealth accumulation and preservation model created at inception. Our goal is to provide for the investor's real estate needs (acquistition, management, disposition, etc.) so long as the investor maintains real estate as a wealth accumulation vehicle. Excellence is not an event - it is a habit." Aristotle Jeff began his real estate career in 1975 while completing a BS degree in Accounting from the University of Utah. Having received offers from three top accounting firms a decision was made to take the education and apply it to the real estate industry. Since 1979 his primary focus has been on the acquisition, development or redevelopment, and disposition of land and investment properties in the intermountain area. From this focus Jeff has closed in excess of 500 transactions valued at more than $1.1 MM. Primary market focus has been to work with private investors/developers, family trusts, and estates. A few named clients would be Inland Real Estate, Tate Development, J.D. Mercer & Company, Daystar Development, , Reynolds Brothers, Technology Properties, Phillips Petroleum, Chevron, Nupetco, Jordan School District, Utah State Retirement Fund, et al. In 1983 Jeff received the CCIM (Certified Commercial Investment Member) designation through the National Association of Realtors and became Utah Chapter president in 1985. During the late eighties to better understand the relationship of an investors total investment portfolio Jeff obtained his Series 3, 7, 63 and 65 securities licenses. Those licenses are currently inactive. His understanding of the relationships between the various capital markets and the economic indications they portend is valuable in assessing the various costs of capital and their relationship to current and future returns. This additional education and experience coupled with an in depth understanding of the financial and psychological components of investing and solid work ethic have contributed to his loyal client base. Jeff operated his own brokerage company, JHB Realty Advisors for over 16 years. However, in July of 2001 an affiliation with Sperry Van Ness was engaged in order to achieve a national presence. To further enhance that opportunity in December of 2002 Jeff joined the real estate team at NAI Utah, Inc. where business is flourishing and the client opportunities are without peer. Jeff's axiom has always been, "Investment success through focused diversification and strategic duplication." Understanding the mechanics of this dictum has and is bringing his clients desired results to fruition and continues to maintain his leadership position in the marketplace. There has yet to be an assignment too big, too difficult or too complicated as to frustrate a client's desired outcome. The important part of any investment plan lies in the understanding of a client's ultimate wants and needs coupled with the proper entrance and exit strategies to bring the experience to a satisfactory conclusion.
