1960 Grand is a 12-story, office building in El Segundo, California, designed by Gensler & Associates, Architects and completed in 1987. The building has a handsome, mirrored-glass exterior on a colonnaded base that creates a two-story arcade at ground level. The building site is adjacent to a highly-landscaped park, creating a striking contrast between the building's smoothly contemporary exterior and the park's palm trees, ponds and waterfalls.

· In 1996 the building's air system was re-balanced, hot and chilled water resets and supply air temperature controls and resets were established.
· In 1997 and 1998, VDF's were installed on the air handler fans.
· In 1999, over 3,700 light fixtures were retrofitted from T-12 to T-8 lamps and from Magnetic to Electronic ballasts.
· In 2000, 1960 Grand Avenue Courtyard received its first ENERGY STAR certificate and plaque and has since received the certificate in 2002, 2003, 2004, 2006, 2007 and 2008.
· In 2001, a "real time" energy monitoring meter was installed, pre-cooling was implemented and VFD's were installed on the cooling tower fans.
· In 2002, motion sensors were installed in all tenant areas and the 1987 vintage Andover AC256 Energy Management System (EMS) was upgraded to the new Continuum System.
· In 2003, a "cool roof" was installed on the central plant roof and in 2007 the main roof was re-coated with a cool roof product as well.

The building is located in the "superblock" in the heart of El Segundo, the premier business center of the South Bay. It is convenient to the interchange of the 405 and 105 freeways, adjacent to the MetroRail Green Line and less than two miles south of Los Angeles International Airport. The nearby Rosecrans Corridor offers upscale restaurants, retail centers, hotels and entertainment.

Grand Avenue Courtyard also features a free on-site health facility, security, on-site management, panoramic ocean views, generous park-like open space, and a 5-hole putting green with a koi pond

This building was awarded an Energy Star label in 2000, 2002, 2003, 2004, 2006, 2007, 2008, 2009, 2010, 2011, 2012, 2013, 2014, 2015 and 2016 for its operating efficiency.
