Steve Goldman specializes in the real estate brokerage of income investment property, especially multifamily properties.

2007 transactions included the $2.15M, buyer-side purchase of 45 acres for a 252-unit apartment complex under a $16M HUD 221(d) 4 development loan; 6.75% cap rate listing/sale of a new construction NAPA Auto Parts Store on Kingston Pike, listing/sale of the former North American headquarters for Philips Consumer Products, a 221,000 sf office/research campus on 26 acres, a 40-acre mobile home park in Union County, TN, the development and sale of Knoxville’s first prototype NAPA Auto Parts store on Clinton Hwy. for $1.32M and other transactions.

In 2007, Steve was recognized as the top Coldwell Banker Commercial broker in the state of Tennessee. In both 2005 and 2006, he completed the most transactions among the nearly 20 commercial-only brokers in Knoxville’s Coldwell Banker Commercial office.

Steve was 2007 President of the East Tennessee Chapter of CCIM, serving his third year on the board. Steve recently served two years on the Commercial Investment Division committee of the Knoxville Area Association of REALTORS®.

Steve was President and stockholder of Tennessee wall décor manufacturer Marlock, Inc. from 1988 through 2003, when he sold the company. It was one of the largest employers in the Union County, Tennessee, with over 100 employees. It manufactured typically 24/5 at the Tennessee plant and also outsourced from Mexico and India. Products were sold and shipped world-wide. Steve’s hands-on experiences over this 15-year period have proven invaluable in his commercial real estate practice.
