James B Buslik - Commercial Real Estate Showcase

Real estate veteran, James Buslik, principal, has been responsible for in excess of 40 million square feet of transactions, which have included both leases and sales. These deals have taken many forms including gross lease, net lease, triple net lease, sale in fee simple, condominium interest and partial interest as well as sale/leaseback.

On the leasing side, Jim has been involved with the creation of office buildings, specialty buildings, incubator buildings and retail buildings. He was instrumental in carrying out the pre-built program at One Penn Plaza as well as leasing 77,000 square foot on one of the base floors to United Virginia Factors, when it first opened for occupancy.

In 1977, he became leasing and managing agent for the Garment Capitol Buildings, which were owned in a partnership by investors, Harry B. Helmsley and Lawrence A. Wein. Today, these buildings are known as 498, 500, & 512 Seventh Avenue, a complex of approximately 2,200,000 square feet.

In 1980, at the age of 32, Jim was appointed vice president of Helmsley-Spear Inc., where he arranged the purchase of 148 West 37th Street to a group of investors. He is still the exclusive leasing and managing agent for the building. While at Helmsley-Spear, Inc., he pursued the sales market in greater depth, which culminated in the sale of 220 West 42nd Street and 1412 Broadway. After completing the sale of 220 West 42nd Street, he arranged for Helmsley-Spear to be appointed exclusive leasing agent.

In tandem with the sale of 1412 Broadway, Jim negotiated a deal on behalf of Escada (USA) Ltd. to become the anchor tenant in a building that would be transformed from an office/textile building to a specialty fashion property. He also arranged the sale of 1011 Avenue of the Americas and 102 West 38th Street, where he was instrumental in converting the building from a factory building to a showroom/office building. Jim remains the exclusive leasing agent for 102
West 38th Street.

Despite the declining market in the 1990’s, Jim started James Buslik & Associates, Inc., a real estate service business. As the firm grew, Jim was instrumental in developing more specialty buildings, including The Outerwear Building at 463 Seventh Avenue, The Contemporary Sportswear Building at 231 West 39 Street, The Menswear Building at 42 West 39 Street and a second Menswear Building at 1071 Avenue of the Americas. This approach to managing and developing real estate assets led to his becoming a principal in Adams & Company.

As a prominent figure in the real estate industry, Jim is a licensed real estate broker in New York, a member of the Real Estate Board of New York, a member of the Fashion Center BID ad-hoc Planning Committee, a founding member of the 23rd Street Association and president of the Port Jefferson Business Center, Inc. He is also managing member of Deer Park Technology Center in Deer Park, New York.

Jim is the president of the Sid Jacobson Jewish Community Center in East Hills, New York, where he resides with his wife, Debbi and their three children. Less
